On a Seattle public transit bus during the Christmas season, there is an immediate attraction between a young woman wearing an elf costume and a young man in business attire, they however losing track of each other once she gets off the bus. A hopeful romantic, the young man, having only her earring which she dropped, goes on a search for her. Complications ensue from the outset as she is Kate Snow, the second generation owner/operator of Treasures from the Heart, a gift store in Founder's Square where a development company, Kline Enterprises, has bought all the properties. Despite Kate having six years left on her lease, Kline is trying to push out all of the independent shop owners in the square by the end of the year to begin redevelopment of it. He, on the other hand, is Mark Goodwin, an executive at Kline who is handling the Founder's Square file on behalf of the company. Kate is initially reluctant to have anything to do with Mark of a personal nature, but he finds a way to insert himself into her personal life. As she begins to fall for him in return, the question becomes whether they can overcome the issue of Kline ruining her family's business legacy as she sees it.
