The old clerk, Official Borman, holds office in the basement offices of the Land Office along with other officials and actuaries. Among his colleagues is the young and handsome Dr. Marek, who is visited by his friend, the engineer Rudik. The object of their common interest is two young women appearing outside the window of the opposite house. One of them is Miss Irenka, the daughter of the director of their office, the other is Nastya, the director's girlfriend. When a gala party is held in honor of the president of the office, Dr. Marek is also invited due to the lack of men to keep the ladies company, and since the director is an avid gambler, Borman is also invited, as a third to the mariachi.
